Why The Bureau

More than representation

A successful real estate experience requires more than opening doors and writing offers.

From the first conversation to the final signature, our process is designed around one goal: creating the best possible outcome for our clients today and for their future.

  • 01

    Preparation

Comparables run and paperwork drafted before a decision is asked of you.

  • 02

    Strategy

A plan tailored to your timeline, your budget, and how the market is behaving this week.

  • 03

    Communication

You hear from us before you have to ask. Nothing important reaches you second-hand.

  • 04

    Negotiation

Every scenario rehearsed before the offer table, so the room never sets the pace.

  • 05

    Attention to detail

The clauses, the deadlines, the small print. That is what separates a good closing from a costly one.

FAQ

Common questions

Straight answers on what a purchase or sale actually costs in Greater Vancouver.

Nothing to the buyer. The seller's listing contract pays both sides of the commission, so buyer representation is free to you.

BC property transfer tax is marginal, like income tax: 1% on the first $200,000, 2% from $200,000 to $2,000,000, 3% from $2,000,000 to $3,000,000, and a further 2% on residential value above $3,000,000. Crossing a threshold taxes only the portion above it, not the whole price.

First-time buyers get a credit worth up to $8,000 on homes priced up to $835,000, phasing out to zero at $860,000. It is a credit, not a blanket exemption, so a buyer at $835,000 still pays tax on value above $500,000.

Greater Vancouver REALTORS® measures this with the sales-to-active listings ratio. Prices tend to face downward pressure when it stays below 12% for a sustained period and upward pressure when it holds above 20% over several months. Our market stats page publishes the current reading each month.
