Common questions

Your BC Assessment value divided by 1,000, multiplied by the total tax rate your municipality sets each year. That rate bundles municipal, school, regional district, and — in Metro Vancouver — TransLink levies.

A provincial reduction of up to $570 a year on your principal residence in Metro Vancouver, the Capital, and Fraser Valley regions, or $770 elsewhere. Seniors, veterans, and people with disabilities get more. It must be claimed every year and is never applied automatically.

It is clawed back above an assessed value of $2,150,000, dropping $5 for every $1,000 of value over the threshold. A minimum grant is preserved for owners who pay school tax.

A provincial surtax on residential value above $3,000,000 — 0.2% on the portion between $3M and $4M, and 0.4% above $4M. It applies on top of the school tax already inside your municipal rate and catches many detached homes on Vancouver's West Side and in West Vancouver.

Only owners whose property is neither a principal residence nor rented for at least six months of the year, and only in the designated urban areas. It is 0.5% of assessed value for BC residents and 2% for foreign owners and satellite families. Most owners are exempt but everyone in a designated area must declare annually.

No. BC Assessment values reflect the market as of July 1 of the previous year, so they lag and can differ from what a home would sell for today — sometimes substantially in a fast-moving market.
