FAQ

Common questions

What sellers ask us most before putting a home on the market.

The long-standing local convention is graduated: 7% on the first $100,000 of sale price and 2.5% on the balance, split between the listing and the buyer's brokerage. Commission is not regulated or fixed in BC. It is negotiable and varies by brokerage.

Yes. Commission is a service, so 5% GST applies to the commission itself. GST does not apply to the sale price of a resale home.

Commission plus GST is the bulk of it. Add roughly $1,200 in legal fees and about $300 to discharge an existing mortgage. If you break a closed mortgage early you also pay a prepayment penalty.

Variable-rate mortgages almost always charge three months' interest. Fixed-rate mortgages charge the greater of three months' interest or the interest rate differential, which depends on your lender's posted rates and can run into five figures.

Not on a property that was your principal residence for every year you owned it. Investment properties, second homes, and the years a home was rented out are taxable, so confirm your situation with an accountant before listing.
